AGREEMENTS
As a member of the Real
Estate Institute of Northern Territory Inc. (REINT) our business is conducted
within the legislation and Code of Conduct that govern the Real Estate Industry.
It is required by legislation that all agreements be in writing, an agreement
has to occur between the landlord and the managing agent to manage the property,
there also has to be an agreement between the managing agent and the landlord
(made by the managing agent). The REINT issue a Residential Property Management
Agreement and a Residential Tenancy Agreement.
RENTAL APPRAISAL
On viewing your property, our Property Management team will complete an Opinion of Worth to compose what the likely rent per week your property will achieve.
TENANT ASSESSMENT
Thorough tenant assessment
is conducted to find the most suitable tenant for your property, this is
accomplished by the prospective tenant filling out our Application for Tenancy,
checking details on the TICA Default Tenancy Control System database and
we follow up the references provided and ensure that all monies are paid
before access can be granted to the property.
Our attention to detail is first class to protect your asset with condition
reports issued at the beginning of a tenancy, property inspection reports
are conducted during the period of the tenancy, and a final condition report
at the end of a tenancy to release the bond.
INSPECTIONS, MAINTENANCE
Inspections are important to arrange repairs and maintenance to keep your asset at a capital level, tenants are also required to notify us of any maintenance and repairs that need to be attended to. All maintenance and repairs are only carried out by professional tradespeople. By maintaining your asset at the highest standard, you will maximise your rent, reduce any vacancy period and attract a high standard of tenant.

Insurance protection is essential to protect yourself from loss of rent, loss or damage on the building, loss or damage to the contents, and legal liability.
